Progetto CMR Assigned to the Conservation and Redevelopment of Palazzo Odeon
Progetto CMR has been tasked, in various capacities, with the conservation and redevelopment project for Palazzo Odeon, which has now reached its 100th anniversary. The complex, with dual access at Via Santa Radegonda 8 and Via Agnello 5-7, spans over 15,000 sqm in the historic center of Milan. Since 2017, the building has been recognized as a historic-artistic asset under the protection of the Superintendency for Archaeology, Fine Arts, and Landscape for the Metropolitan City of Milan.
Progetto CMR is collaborating with Kryalos SGR, which is overseeing the redevelopment of Palazzo Odeon, and Rinascente for the areas under its responsibility.
Progetto CMR is responsible for Integrated Design and Project Management, including the recently completed strip-out works, across all areas owned by the Aedison Fund managed by Kryalos SGR and the common areas. Based on the original design from the 1920s, the intervention involves conservation and restoration work on the basement level, preserving the original decorative elements of “Sala 2,” in line with the Superintendency’s requirements. This area has direct access from the historic original staircase leading from Via Santa Radegonda, helping to preserve an important cultural venue in the city while ensuring maximum usability of the rooms.
Additionally, Progetto CMR is overseeing the conservation work on both facades, along Via Santa Radegonda and Via Agnello, enhancing them with a lighting design project, also approved by the Superintendency. The project includes the renovation of the portico on Via Santa Radegonda with its polychrome marble flooring, the condominium entrances on both Via Santa Radegonda and Via Agnello, the stairwells, and the roof, which will be re-waterproofed.
Finally, Progetto CMR is managing for Rinascente the obtaining of permits and administrative procedures (variations, new Superintendency opinion, new commercial application), as well as the General Project Management for the areas on the ground, first, second, and third floors, which include office spaces, totaling about 7,700 sqm.
